Yes. We phase the work to keep access open at all times. Residents are notified at least 48 hours before any section is closed. We never shut down an entire floor or entrance without an alternative access route in place.
Yes. We prepare a full materials package with samples, finishes, and pricing at three budget levels so your board can make an informed decision before any work begins. We also present to the board directly if requested.
Yes. We pull all required permits and manage the approval process with the City of Toronto. You do not need to chase paperwork. We handle it and keep you updated at every stage of the project.

Window replacement on a high rise building is scheduled floor by floor. Each unit typically takes one day. A 20 storey building with units on both sides of the corridor runs approximately 6 to 10 weeks total. Residents receive 48 hours notice before their unit is scheduled.
No. Access is coordinated through property management. Residents do not need to be present. We work with your building's master key or access system and secure every unit after work is complete.
Balcony restoration typically includes concrete repair and spall remediation, waterproofing membrane installation, traffic coating, railing inspection and repair, and caulking of all joints and penetrations. Scope is confirmed after a structural engineer reviews the building.
Yes. We work directly with your building's structural engineer on any project that requires engineering sign off. We coordinate the inspection, the scope of work, and the final review so the board does not have to manage the relationship between trades and engineers.
Signs include visible cracking or spalling on the exterior, water infiltration through the facade into suites, failed or deteriorated sealant joints around windows and panels, and corrosion on metal cladding or frame elements. A building condition assessment will confirm the scope and urgency.
Yes. We phase parking restoration work by section so the majority of the garage stays open throughout the project. Residents are notified when their parking level or section is scheduled and temporary parking arrangements are coordinated with property management.
The main causes are chloride ingress from road salt tracked in by vehicles, water infiltration through failed waterproofing membranes, freeze and thaw cycles that expand cracks in concrete, and carbonation of the concrete over time which reduces its alkalinity and leads to rebar corrosion and spalling.
Yes. We coordinate directly with the structural engineer throughout the concrete repair process including pre-construction inspection, repair scope confirmation, material approvals, and final sign off. The board does not need to manage that relationship.
